Additional Property Attributes

A community action agency TRI-CAP was granted 4.5M Neighborhood Stabilization funding to convert the CORE building into affordable rental housing for low-to-mod senior 2 bedroom rentals. This project also included the demolition of the Katter Cleaners which was converted to parking for the apartment building. The building was constructed using energy-efficiency appliances and other green products and materials. This project is in alignment with Huntingburg's Comprehensive plan to preserve the community character of the 4th Street Historic District and surrounding area. The apartment is within walking distance of the downtown and will reinforce the neighborhood's connectivity to the downtown retail areas. Anticipated rent for each of the 17 unites is 390. The apartment is 100 occupied at this time.

Former Use: The Property consists of seven parcels totaling approximately 0.91-acres improved with two commercial buildings. The largest building, the Main Building, is approximately 33,850 square feet in size. The other building on the Property, the North Building, is approximately 2,500 square feet in size. Both buildings were vacant at the time of the site reconnaissance. The Main Building was formerly utilized as a nursing home and the North Building was formerly utilized as a laundry and storage area associated with the nursing home. The interior portions of the Main Building include offices, a maintenance shop, a kitchen, personal units, common areas, restrooms, and storage areas. Interior portions of the North Building include storage areas and a laundry area. Portions of the Property not occupied by buildings consisted of grassy areas, sidewalks, landscaped areas, and a parking lot. The Main Building is currently owned by Core and Associates, Inc. and the North Building is currently owned by the City of Huntingburg. Prior uses of the Property also includes a dry cleaning facility. The Main Building was constructed in 1960 and the North Building was constructed circa 1955.
