Additional Property Attributes

Indiana 15 is working with the Town of Orleans to secure demolition funding so that a Fire Station can be built on-site. Site Status Letter received from IDEM in October 2010: Following items recommended prior to redevelopment: 1. Contact IDEM�s Office of Air Quality to determine appropriate steps to address the asbestos containing materials identified inside the main building prior to demolition. 2. Characterize, remove and properly dispose of all drums, pails and other containerized materials found on the Site. 3. Drain and properly dispose of the fluids associated with the elevator hydraulic motor. 4. Properly dispose of all compressed gas canisters.

Former Use: The Property consists of one parcel occupying approximately 1-acre improved with two buildings. The buildings on-site consist of the former plant and a pole barn. An alley way bisects the Property from north to south. The former plant occupies the western portion of the Property and is currently vacant. The interior of the plant consists of office space, coolers, a test kitchen, a processing area, loading docks, a basement, and a boiler room. A hydraulic elevator is located adjacent to the boiler room. The current owner was listed as the Town of Orleans, whom acquired the Property from White Castle System, Inc. in 2008. The pole barn is located on the northeastern portion of the Property and is utilized by the Town of Orleans for storage. The southeastern portion of the Property is vacant, grass covered land utilized by the Town of Orleans for storage of playground equipment, emergency response equipment, and other miscellaneous items. The Property appears to have operated as a food processing center since at least 1966.
