Additional Property Attributes

The Phase II Environmental Site Assessment (ESA) activities included eight properties, one of which was 4002 Woodland Avenue (subject property). The Recognized Environmental Condition (REC) for the subject property was the historical presence of an embalming fluid manufacturing facility. The Phase II ESA provided sufficient information for the subject property that there is not a reasonable basis to suspect the presence of hazardous substances under conditions indicating disposal or release; further assessment was not warranted or recommended. The subject property has not been redeveloped.

Former Use: The subject property is currently a vacant grass-covered lot located on the southwest corner of East 40th Street and Woodland Avenue in a predominantly residential area. An embalming fluid manufacturing facility was formerly located on the property. Group 1 Properties - with the exception of 1711 E. 40th, which is a vacated alleyway, the remaining properties are currently grass-covered vacant lots (at the time of the Phase II ESA). Group 2 Properties At the time of the Phase II ESA, the property consists of four vacant gravel and soil-covered lots. The addresses of 4129 - 4141 Woodland Avenue have been redeveloped as five single family, low income rental properties
