Additional Property Attributes

Phase II studies at the site did reveal the presence of a 4,000 gallon UST the tank was removed during assessment activities on July 14, 2010. Approximately 4,000 gallons was pumped from the UST removing threats of future releases to the environment. The liquids were sent to a recycling facility by the environmental contractor. A Comfort Letter received from IDEM in September of 2010. There are deed restrictions associated with the property. The following reasonable steps must be taken by the prospective purchaser: � Proper disposal of pressurized gas cylinders and containerized materials. � Proper notification and removal of all friable asbestos by a licensed Indiana asbestos abatement contractor and notification prior to demolition of the existing building. � IDEM recommends the Real Estate not be used for agricultural purposes unless plantings are placed in raised beds filled with �clean� soil demonstrated not to contain contaminants of concern above RISC RDCLs. � Upon becoming aware of such information, communicate to IDEM any newly-obtained information about existing hazardous substance or petroleum contamination or any information about new or previously identified contamination.

Former Use: The Property is currently unoccupied and consists of a 15,000 square foot building which used to be occupied by a school. Damage was observed to the roof, windows, and interior spaces of the building. Overgrown vegetation exists south of the building where scrap metal, construction debris, and large sandstone boulders were also observed. Sandstone boulders were also noted east of the building. Mr. Roger Qante currently owns the Property and mentioned that the boulders were structural remnants of the previously demolished school south of the building. A concrete slab exists from the previously demolished school. Exterior areas of the Property also include a concrete parking lot north of the building and a concrete slab south of the building. Grass areas make up the remainder of the Property. Miscellaneous debris, unidentified containers, several drums, scrap metal, equipment, and scrap tires were observed within the building. Several of the drums were labeled as containing hazardous materials, although most of them appeared to be empty and contained trash. An apparent vent pipe was observed south of the parking lot. According to Mr. Quante, a heating oil underground storage tank exists at this location. The current owner is listed as Roger W. Quante. Mr. Quante obtained the Property from the Southeast Dubois County School Corporation in 1977.
