PCE was detected in soil and groundwater at concentrations greater than the Part 201 residential drinking water protection and drinking water criteria. Based on the availability of municipal water supply, and the surrounding industrial property use, no institutional controls should be required.

Additional Property Attributes

US EPA Assessment Grant funding was used to conduct Phase I and II ESAs at the site. PCE was detected in soil and groundwater at concentrations greater than the Part 201 residential drinking water protection and drinking water criteria, likely migrating to the site from adjoining junkyard property. Based on the availability of municipal water supply, and the apparent off-site source of the PCE, no cleanup will likely be necessary. However, it is recommended that a Baseline Environmental Assessment be prepared/submitted by a new site owner to provide liability protection for the cleanup of the existing site impacts.

Former Use: Site was partially occupied by an orchard in the late 1930s and 1940s. Several surrounding/nearby properties have been occupied by junkyards since the 1970s.
