Additional Property Attributes

The property was previously developed with the Shipwatch Square Shopping Center, which was in a state of disrepair. A Phase I ESA completed at the site identified a former dry cleaner which had a release of chlorinated solvents and asbestos containing materials in all 5 onsite structures. A Phase II ESA identified chlorinated solvents beneath one of the buildings. The City d a VCC with the state and agreed to further assess site soils and groundwater. The supplemental assessment identified chlorinated solvents in the groundwater. The City abated all asbestos in the onsite structures, as well as excavated the impacts soils at the site. The site is not ready for redevelopment into a future grocery store and residences.

Former Use: The property previously contained a sanatorium between 1925 and 1952. The site was later redeveloped as the Pinehaven Shopping Center in 1959. The property currently contains four multi-tenant commercial buildings. A previous tenant was a dry cleaning facility, which operated between 1961 and 1998. A 1999 soil sample indicated the presence of perchloroethylene beneath the slab foundation of the dry cleaner.
