Additional Property Attributes

This project was conducted to provide information on a large area of urban East St. Louis to a developer interested in the proposed ESL Medical District. This project was not intended to meet All Appropriate Inquiry standards, rather to determine the areas within the subject site that may require further environmental assessment in the form of AAI Phase I ESA and Phase II SI. The approximately 43-acre subject site is located just south of downtown East St. Louis. It is bordered by 10th Street, East Broadway, South Main, and an alley just north of Converse Avenue. This area has been used residentially and commercially and has been home to heavy industry, electrical transformer storage, scrap yards, lumber yards, carbolic gas facilities, and gas stations. A medical site developer is interested in redeveloping this site.

Former Use: The approximately 43-acre subject site is located just south of downtown East St. Louis. It is bordered by 10th Street, East Broadway, South Main, and an alley just north of Converse Avenue. This area has been used residentially and commercially and has been home to heavy industry, electrical transformer storage, scrap yards, lumber yards, carbolic gas facilities, adn gas stations. The sites are owned by the City, the County, and a variety of residential/commercial/industrial owners, as well as absentee owners. The predominant current use of the site is by a metal recycling operation, or vacant lots and vacant gas stations.
