Additional Property Attributes

The Site is a portion of the Mid-America Medical District. The boundaries of this Illinois Special District are Martin Luther King Drive on the Northeast, 10th Street up to Trendley Avenue on the Southeast, Trendley Avenue and the confluence of I 64, I 70, and I 55 on the Southwest and West, and a line north of Collinsville, parallel to Collinsville, so as to include both sides of Collinsville on the Northwest, excluding any part of the City Hall complex and any property belonging to the federal government. The District has been created by Illinois Statute 70 ILCS 930/1 to attract and retain academic centers of excellence, viable health care facilities, medical research facilities, emerging high technology enterprises, and other facilities and uses as permitted by statute. A potential developer had chosen this site & the Ancilla site as potential sites for redevelopment within the Medical District. Based on an adjoining site's historic use as a gas station, the Phase I ESA recommended further investigation on the site. The potential developer requested a Phase II. This limited Phase II investigation detected on issues with site groundwater, but detected significant petroleum contamination in site soils near the adjoining site. Further investigation was recommended.

Former Use: Based on available historical information, the subject site has been commercially developed since at least 1950. Subject site properties have been developed by Deranek and Son and a used auto sales facility with an office and lot. Deranek and Son is listed as CERCLIS removal only site with no assessment work needed. More information is available throught the Illinois EPA. Prior to the 1950 development, the site was undeveloped from at least 1905 to 1912. The site is currently owned by Dwight Flowers and is currently undeveloped.
