Additional Property Attributes

Based on the results of the preliminary Phase II, no active remediation appears to be required at the Site. Few impacts remain on the Site from adjacent properties. There were no petroleum impacts found in groundwater samples from the northern wells on the Ridge St. parcel. Exposure to COCs that exceed IEPA TACO Tier 1 ROs could be addressed using institutional controls, engineered barriers and Tier 2 methods such as statistical analysis or groundwater modeling. Because redevelopment is planned at the site, it is recommended that a construction worker notification be prepared for use during the work. Since there are known historical site uses that have or could have impacted soil and groundwater at the site, it is possible that construction work could uncover previously undetected environmental impacts. Construction workers should be instructed to notify the site superintendent if unusual odors or visually-impacted soils are observed. A pre-demo Asbestos Inspection was conducted. ACM was observed on the site, mainly in the main office building.

Former Use: Based on available historical information, the subject site has been commercially developed since about 1934. Subject site properties have been developed by Three-D Supply Co. Chemical Mfrs., L & M Heating and Air Conditioning, S & K Riggin Corp., Ginter-Wardein Co., Ready Mix Concrete Company, Hellrung Construction Co., and Great Central Lumber. The City of Alton has purchased the site, and is planning to redevelop it as a conference hotel and conference center.
