"The site is on Main Street in the heart of Joplins Historical District, and revitalization of this area is a priorty for the City of Joplin. The City would like to redevelop this site into a deli/ice cream shop. The Phase II ESA found no contaminants above default target levels at the property. No ACM or LBP was found, either."

Former Use: This site is a former service station that still has underground storage tanks (USTs) present. A Phase I Environmental Site Assessment (ESA) was conducted in August 2010. The site is owned by Gryphon Building Development Company, LLC. Recognized environmental conditions include the USTs, and potential lead-based paint (LBP) inside the building. Adjacent properties, including gas stations, a machine shop, lead and paint company, sign printing shop, and drycleaners, were identified as potential off-site RECs.
