Additional Property Attributes

Because of limited space at the site, the current redevelopment plan includes excavation of the upper four feet of soil from the site to accommodate a multi-level parking structure and building(s). The apparent problem at the site was constituted as follows: 1. Release of hazardous waste may have occurred as a result of previous use as a school farm site, previous operation of a gasoline UST and fuel dispenser, or current use of chemicals for maintenance, ground keeping materials, and/or other site activities; and 2. Chemicals may have been released to the subsurface at other nearby commercial or industrial facilities and migrated into the site subsurface and impacted groundwater. These questions were addressed, and no further action was needed.

Former Use: The site is owned by the District. The property is bounded by West Kelso Street to the north, South Inglewood Avenue to the east, South Cedar Avenue to the west, and West Hillcrest Boulevard to the south. Buildings used as District offices are located in the northeastern portion of the property. A baseball field is located in the southeastern portion of the property. Hillcrest Continuation High School (HCHS) is located in the southwest of the property. Of the estimated 10-acre District office property, approximately 5.16 acres are slated for redevelopment as part of the Oak Street School relocation project and were subject to the evaluation.
