Additional Property Attributes

The property includes a multi-level structure in the heart of the business district in downtown Kalispell. The building appeared to be in good condition, and is in an ideal location for reuse. Asbestos-containing building materials (ACBMs) and lead-containing finishes are present on the site. ACBMs will require special considerations for removal, handling, and packaging prior to the completion of building renovation or demolition. A toxicity characteristic leaching procedure (TCLP) analysis must be performed on the proposed waste stream prior to any renovation of demolition work. No other contaminants were found on the site.

Former Use: The Site consists of two city lots, Lots 17 and 18 Lots 17 and 18 of Block 65 Kalispell Original Townsite. The land is level throughout and includes one building with approximate dimensions of 50 feet wide and 140 feet long. The building includes four levels a basement, first floor, mezzanine, and second floor. The basement, first and second floors are 7,000 square feet each. The mezzanine is approximately 1,860 square feet. The building was constructed in 1946 and was originally occupied by Gambles Department Store. More recently the store has been occupied by a variety of retail businesses but currently sits vacant. The Site is located in the downtown commercial area of the City. First American Title Company provided a recorded document guarantee for the lots involved in this assessment. The property is part of the Kalispell Original Townsite, and the first recorded document relating to the lots was a deed in 1896. From that point until 1947, there were multiple transactions, but nothing within the record indicating any particular use of the property. In 1947, Gamble-Skogmo, Inc. entered into an easement agreement for footing columns for a store building of up to 2 stories, as well as a party wall agreement. The agreements would indicate that the original intended use of the building was retail. There are no other indications within the record showing any particular use of the property. The current owner, KAN Building, obtained title in 2008.
