Additional Property Attributes

BTA was conducted for the prospective purchaser with City support for a property with environmental uncertainties. The Hays Academy of Hair Design has proposed to purchase the property to be redeveloped as a cosmetology school. The lending institution is requiring the Phase I due diligence due to speculation of former dry cleaning operations on the property. Based on the Phase I RECs were identified as potential petroleum and hazardous substances associated with several historic uses on the property and adjacent to the property including, but not limited to the follow: printing shop, rug cleaning, and a tractor supply company. Due to the identified RECs, a Phase II assessment was recommended. The Phase II did not identify contaminants of concern. The property was cleared for redevelopment.
