Additional Property Attributes

Based on a Phase I ESA completed in May 2012, RECs have been identified on the subject site related to the historical petroleum storage system. The site is ineligible for state-funded assessment/cleaup, while both soil and groundwater impacts above state regulatory criteria have been documented as recently as 2007. A Phase II ESA and Supplemental Assessment completed in early 2013 revealed levels of petroleum impacted soils and groundwater above State cleanup criteria. Groundwater impacts of BTEX, MTBE, and naphthalens were encoutered above natural attenuation default levels, and appears to have migrated off-site. It was determined that additional groundwater sampling would be required to determine the extent and magnitude of the identiifed impacts and to address FDEP's outstanding request for completion of a Site Assessment Report per Chapter 62-770. The supplemental groundwater assessment completed in 2014 revealed Chapter 62-770 cleanup and/or natural attenuation criteria were exceeded in eight out of 14 samples collected for BTEX, MTBE, naphthalene and TRPH. This confirmed migration of the dissolved-phase plume off-site to the west. Additional assessment has been recommended to determine the horizontal and vertical extent to the west.

Former Use: Site is inactive/vacant former retail gasoline sales w/convenience store facilty. No previous land use has been identified.
