Additional Property Attributes

Former Use: The Site is occupied by an HVAC supplies wholesaler and has a vehicle/equipment service building, a storage building, storage sheds, and outdoor storage areas. Two vertical vent pipes are attached to the vehicle/equipment service building and there are onsite/offsite drainage systems. Dwellings, cabins, stables, sheds, a planing mill, a storage building, an office/warehouse building, and a garage were previously on the Site. Surface impoundments were also previously on the Site and the potential impact to site soil due to their use is considered a REC. Waste oil, diesel, and gasoline USTs were removed from the Site. The local regulatory agency responsible for permitting and oversight of USTs granted closure for the USTs and indicated that no further action was required. A gas manufacturing plant previously operated at the adjacent property to the east (an existing City-owned parking lot) and offsite soil was contaminated with hydrocarbons, and heavy metals and hydrocarbons were detected in groundwater beneath the offsite property. The former gas plant property was remediated, capped with asphalt, and received regulatory closure.
