Additional Property Attributes

The subject property is a 2.72-acre parcel of land developed with a two-story 105,434-square-foot commercial building. The remaining portion of the property is developed with an asphalt-paved parking lot, sidewalks and areas of landscaping. The subject property is situated in the downtown commercial district of the city of Port Huron.The Phase I ESA conducted for the property indicated the following RECs; the historic presence of the steam laundry located at the subject property from at least 1887 to 1892, and the steam laundry/dry cleaner subject property from 1898 until 1971 (depicted on Sanborn maps and listed in city directories)The historic presence of a filling station comprising four gasoline USTs at the subject property depicted on the 1950 Sanborn map and the historic presence of a tire service operation and automotive service/filling operations also depicted in at the subject property on the 1950 and 1967 Sanborn maps and city directories from the 1920s, 1940 and 1950s. Envirologic conducted soil and groundwater sampling and soil gas samples at the property to investigate the RECs. The analytical results indicated the presence of various VOCs, polynuclear aromatic hydrocarbons (PNAs) and metals in soil samples collected in the vicinity of the former laundry/drycleaner and filling/service station areas. Metals and VOCs were also detected in a groundwater sample collected from the former filling/service station area. Contaminants were detected at concentrations above the generic Cleanup Criteria established under Part 201 of Michigan�s Natural Resource and Environmental Protection Act (NREPA), 1994 PA 451. Based on the presence of petroleum hydrocarbon compounds in soil and groundwater at the site at concentrations above the generic cleanup criteria, the site meets the definition of a �facility� as defined as defined by Part 201 of NREPA.

Former Use: The subject property is currently owned by 911w2, LLC, prior to the current ownership the property was owned by Gannett Corporation and leased as well as occupied by The Times Herald.
