Additional Property Attributes

The subject property consists of 21 separate parcels that total 105 acres of vacant. The subject property has been historically used for agricultural, residential and commercial purposes. Envirologic conducted a Phase I ESA. Based on an observed burned area located in the central portion of the site and the former presence of an automotive repair shop historically located in the southwest portion of the property Envirologic recommended additional assessment. Envirologic conducted Phase II soil sampling activities throughout several portions of the site. According to the analytical results Arsenic and Benzene were detected in soil at the property at levels that exceed residential cleanup criteria in four of the 21 parcels that comprise the subject property the following 4 parcel are defined as a facility (property of known contamination) 74-07-019-4011-000, 74-07-019-4009-000, 74-07-725-0000-001, 74-07-725-004-000

Former Use: The 105-acre property identified as the subject site was acquired by the City of St. Clair for the potential expansion of the pre-existing industrial park development located to the south of Yankee Road. According to historic aerial photographs, the existing industrial park to the south of the subject property was developed beginning in the mid 1980s and the early 1990s. The subject property is currently vacant land. An asphalt-paved road has been recently developed in the southern portion of the site and is identified as Christian B. Haas Drive. Christian B. Haas Drive also traverses the southern existing industrial park and has been recently extended across Yankee Road and now traverses the southern portion of the subject property. With the exception of an existing barn located in the northwest corner of the site, the 105-acre subject property is currently vacant land with no structures developed within the site boundaries. The property has historically been used for agricultural farm land, residential farmsteads and an auto motive repair shop. The property has been owned by several private owners over the years.
