Additional Property Attributes

Former Use: The Site is located at 4701 West Custer Street in the City of Manitowoc, Wisconsin and consists of one parcel of land. The southern portion of the Property is covered with asphalt for use as a parking lot, while the northern portion is improved with an approximate 45,400 ft2 building. The building was originally constructed in 1955, later additions to the building were added. The building is divided into two (2) distinct areas; an office style area, and a production and warehouse area. Outside the building, there is a large secondary containment area where 6 ASTs were historically located. The Site is serviced by electric and water from Manitowoc Public Utilities, and City of Manitowoc storm and sanitary sewers. Initial Site development pre-dates 1938. It appears the initial development was for residential and/or farming purposes. Site development continued and, during the 1950s or 1960s, the Site began being used to produce personal care products. Johnson Wax acquired the company in 1971 which operated at the Site from 1971 until 1986. In 1986, the real estate and business were sold to Mertz Einkorn Investors-I, Inc. (a group consisting of J.D. Culet and several private investors), and in 1996, the real estate was transferred to Northern Labs, Inc. Northern Labs, Inc. has used the Site to manufacture and distribute a wide range of products including bath foams, shower gels, furniture and metal polishes, car waxes, disinfectants, degreasers, bactericides and virucides, and agricultural chemicals. The Site has been unoccupied since 2008, when Northern Labs moved to a new location in the City�s I-43 Industrial Park.
