Reuse/renovation of the existing building as a warehouse and distribution facility

Former Use: Standard and other historical sources document the subject building was constructed in the southern portion of the subject property in 1995. Historical operations consisted of high-volume small to medium automotive stamping weldments, assemblies, and other automobile parts from 1987 until at least 2012. Historical occupants included Holton Company during the 1980s; Dewal Corporation from the 1990s until the mid-2000s; Tipke Tool from at least 1995 until at least 2004; Polynorm Automotive from at least 2003 until at least 2005; and Caparo Vehicle Components Inc. in at least 2012. The building has been vacant since at least mid-2012.
