Additional Property Attributes

The site contains four structures: one 7,464 sf warehouse built in 1947 that is currently used to store furniture from an antique furniture sales company; one vacant 2,500 sf building; one 11,000 sf ilapidated storage shed; and one 1,200 sf dilapidated storage shed. The site used to be home to a business called Dock and Door Specalties, which specialized in garage door, loading dock equipment, and gate opening device installation. The current owner (Steven Zinanti) has owned the site since 1996. The purpose of Revision International acquiring the site is to house a food hub that will aggregate, process, market, and distribute food grown by the 300 urban farmers Revision already supports. Revision is a strong contender for Community Development Block Grant (CDBG) funding from the Denver Office of Economic Development (OED) for acquisition of this site in 2014. Revision is also in discussions with Zocalo Community Development to consider the feasibility of developing affordable housing on the site as well. Phase II (Limited Site Investigation) results indicated no VOC, SVOC or metals impacts to ground water above MCLs, and no VOC, SVOC or metals impacts to onsite soils, with the exception of one surface soil sample with a detection of benzo(a)pyrene above EPA RSLs. This data suggests, however, that this is a �housekeeping� issue only and is not an indicator of wide-spread contamination at the Site, as benzo(a)pyrene was not detected above laboratory detection limits or above standards in any other surface soil material sample, any sub-surface soil sample, or any ground water sample collected onsite. As part of the future planned redevelopment activities at the Site, CDPHE recommended that the surface area soil with detections of benzo(a)pyrene, and any other areas onsite that contain visible surface staining (�housekeeping� areas), be scraped and disposed off-site at a Municipal Solid Waste/RCRA Subtitle D Landfill. Abatement of asbestos and lead-based paint will also be needed if these areas will be disturbed during redevelopment activities.
