Additional Property Attributes

This assessment has revealed no evidence of RECs in connection with the site except for the following: � Site Past Use: The historical industrial use of the site and the facilities associated with that use, including oil houses, gas tanks and painting areas, are indicative of a likely past release of hazardous substances or petroleum products to soil and groundwater at the site. Therefore, the historical site operations are considered a REC. � Southern Desk Site Former Drum Storage Areas: The drum removal action and subsequent decontamination was successful in removing the material from the rooms and concrete pad. During the site reconnaissance, no drums or staining were identified on the floors, walls or outside concrete pad. Portions of the basement believed to be located beneath the mixing room did not show signs of impact, as there was no staining on the floor or ceiling; therefore, it appears the material released from the drums did not reach the soil through the floor of the building. Subsequently, it appears the storage room was not located above the basement and its floor slab was located directly over ground surface, indicating that the release from the drums in the storage room could have migrated through cracks in the floor and reached the soil beneath. Additionally, the reported impact of the material to floor drains in both rooms provides a potential migration route of contaminates to the subsurface. Therefore, the confirmed release and likely presence of hazardous substances on the property resulting from a release in the mixing and storage rooms are considered a REC. The detection of naphthalene in the soil near the concrete pad that formally stored the drums may indicate a release to the soil, as this constituent was also present in the liquid material present in the formally stored drums. Further, petroleum hydrocarbons were detected in the soil surrounding the pad which may also be an indicator of a past release to the soil from the former drums. Therefore, the former presence and leaking of drums on the concrete pad is considered a REC.

Former Use: The site consists of one parcel located at 1720 & 1730 Avenue SW, Hickory, North Carolina, totaling approximately 4.7 acres. The site is developed with two vacant industrial buildings and is located in an area of mixed-use land. Based upon historical research, the site has been developed for commercial and industrial use since at least 1919. The site was occupied by The Ivy Manufacturing Co. from at least 1919 until prior to 1931. The Southern Desk Company occupied the site from at least 1931 until at least the 1963 and reportedly used the site for furniture manufacturing. Additionally, Champion International owned the property after 1961 until 1976 and also used the facility for furniture manufacturing. GTE Services Corporation purchased the property in 1976 and sold it to the current owner WDF Hickory, Inc. (WDF Hickory). GTE Services Corporation (GTE) reportedly manufactured television cabinetry on the site, while WDF Hickory used the site for warehousing, as well as leasing out surplus space for use such as office, retail and storage spaces. Portions of the site have been occupied by a filling station and several residential dwellings.
