Additional Property Attributes

The subject property consists of 22 acres of land historically utilized in support of subsurface iron mining operations conducted on adjacent land to the west and south. Historic data sources indicate the former presence of multiple rail lines, mining waste rock piles and buildings associated with former mining operations. Hinkson Negaunee Properties, LLC acquired the site to redevelopment the property with a 32,000 sq. ft. multi-story assisted living center. The redevelopment includes the extension of W. Water St. and the expansion of municipal and private utilities to support the assisted living center and additional residential out-lot development.

Former Use: The subject property currently consists of one legal parcel occupying approximately 22 acres. The site generally consists of vacant land that is lightly wooded but contains the following: a remnant asphalt-covered road along the northern property boundary, a two-track service road bisecting the central portion, a waste rock pile in the northwestern portion of the site associated with former mining operations, and a fill sand borrow pit along the southern property boundary. Historic aerial photographs detail the Cambria-Jackson mine and Mather B mine west and south of the subject property, respectively. The aerial photographs and historic surface maps depict residential development east of the subject property with City of Negaunee commercial development located further east. Undeveloped wooded areas are depicted to the southwest in historic aerial photographs. Increased vegetation and wooded cover in surrounding areas is evident in aerial photographs taken subsequent to mining operations ceasing. Cambria, LLC purchased the site from Teal Lake Mining Company in 1999. Hinkson Negaunee Properties, LLC acquired portions of the site in 2014 for development of an assisted living center.
