Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately one-quarter acre of land developed with an approximately 3,700 square foot, commercial building. The remainder of the Property was developed with paved parking and landscaped areas. The Property was located in a commercial district of downtown Kokomo. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The historic presence of machine shops, welding, battery service, automotive repair, and automotive body shop operations on the Property (Section 4.4.2, 5.4.7, and 7.0). � The potential for environmental impact from unreported and/or undetected releases and subsequent migration of hazardous substances and/or petroleum products onto the Property from current and/or historical uses of properties to the north, northeast, east, west, and northwest of the Property. These include blacksmith, automotive repair, automotive painting, automotive body shop operations, printing, laundry, manufacturing, stamping, retail paint sales, furniture stripping, natural gas and oil operations, repair shops, and UST operations (Sections 4.1, 4.4.3, 5.5, and 7.0).

Former Use: 1889 � 1892 The Property was undeveloped. 1896 A small shed was located in the eastern portion of the Property along South Union Street. 1902 The Property was developed with one building located on the eastern portion of the Property identified as B.W. Chandler Machine Shop (79 S. Union Street). 1909 A small addition was made to the west side of the building and the use was not identified (229 [79] S. Union Street). 1916 The building located on the Property was identified as a machine shop (229 S. Union Street). 1927 The Property was redeveloped with two buildings oriented east to west. The northern building (227 S. Union Street) was identified as battery service. The southern building (229 South Union Street) was identified as a machine shop. 1928-1948 From 1928 to 1934, both buildings were occupied by machine shop/welders. By 1940, the northern building (227 S. Union Street) was identified as welding and auto service/repair (body shop). The southern building (229 South Union Street) was identified as a machine shop in 1940 and 1948 and with baby chicks in 1945. 1950 The northern building (227 S. Union Street) was identified as Dunn�s Paint and Body Shop. The southern building (229 South Union Street) was identified as vacant. 1955-1966 The northern building (227 S. Union Street) was vacant (1955) or occupied by Kokomo Cover and Trim (1961-1966). The southern building (229 South Union Street) was identified as Kings Appliance�storage (1955-1961) or vacant (1966). 1971-present 229 South Union Street no longer present; 227 South Union continued to be occupied by Kokomo Cover and Trim. An addition to the building was completed in 1979.
