Additional Property Attributes

Based on an evaluation of investigative activities completed to-date, MUNDELL recommends the following remedial approach.: 1) The removal of a UST in the central portion of the Site 2) Additional investigation to ascertain the presence of potential additional USTs in the adjacent right of way to the west, followed by removal if USTs are positively identified. 3) Limited removal of approximately 450 cubic yards of metals impacted soil. 4) The placement of an ERC on the property with a restriction on groundwater use applied to the entire site.

Former Use: The Site is located in Allen County, Wayne Township, SE � of Section 12, in a mixed commercial, residential and industrial area of Fort Wayne, Indiana. The subject property is an industrial zoned rectangular parcel of approximately 2.43 acres in area. Based on the Allen County GIS website, the identification number of the subject parcel is 02-12-12-405-004.000-074. Prior to the current usage, the subject property was developed with residential, commercial and industrial structures preceding 1902. Industrial operations from 1902 until the 1960s included Bowser Research & Development, a machine shop, auto repair, and laundry services. Based on a Lougheed & MUNDELL Phase I ESA dated September 23, 2013, the Site was owned by the McMillen Foundation from 1967 to present. Lougheed could not locate chain of title information for the Site parcel prior to 1967. The earliest record of ownership is an 1890 Sanborn Map which showed that the west end of the property was owned by Bowser & Company Oil Tank and Pump.
