Additional Property Attributes

Previous Phase I and Phase II activities, conducted outside of the Brownfields program, identified petroleum impacts to the soil and groundwater. The owner requested additional work on the site under the Brownfields program and the site was entered into the VCP program in 2011. An MSD was placed on the site in 2012 prohibiting the use of groundwater. The TCEQ requested additional work on the site prior to closure and EPA requested that an updated Phase I ESA be conducted prior to continuing work on the site. In 2014, a new Phase I ESA was completed on the site and additional soil sampling was conducted as requested by the TCEQ. Results of the Phase II soil sampling did not indicate chemicals of concern above action levels. The site was issued a TCEQ VCP final certificate of completion on September 29, 2016 for Remedy Standard A residential land use with an MSD restricting groundwater use on-site.

Former Use: Based on a review of historical information, vacant land and an orchard were located on the central and southern portions of the site from at least 1942 to the mid-1950s. By the late 1960s, an apparent trailer park was located on the northern portion and an apparent orchard was located on the southern portion of the site. By the mid-1980s, an apparent commercial structure that appears to be associated with a north-adjoining commercial property (Arlington Auto) was located on the northern portion of the site and remnants from the former apparent orchard were located on the southern portion of the site. By 2004, a structure consistent with the current Arlington Orthopedic Associates building and covered parking structure and associated parking lot were located on the northern portion of the site and vacant land with land scarring was located on the southern portion of the site. Land scarring was no longer visible on the southern portion of the site by 2012.
