Additional Property Attributes

The subject property is currently a vacant light industrial property located along the Ferndale and Hazel Park municipal boundaries. The applicant intends to renovate and make exterior improvements to the current building. Initial private investment is estimated at $200,000.

Former Use: Standard and historical sources documents the property was originally developed between 1937 and 1940 with two dwellings. Prior to that time, the property was vacant land. Between 1940 and 1949, the dwellings were demolished and an automotive salvage yard was constructed. A portion of the automotive salvage yard operations ceased and the current western building was constructed between 1949 and 1951. The remaining automotive salvage yard operations ceased and the eastern building was constructed between 1963 and 1966. An addition was constructed to the western portion of the western building between 1974 and 1980. The eastern building, identified as 1980 East Nine Mile Road, was occupied by West End Auto Parts, an automotive salvage yard, from 1940 to 1965; Gerarduzzi David Contractors, a concrete contractor, from 1967 to 2006;and has been vacant since 2006. The western building, identified as 1970 East Nine Mile Road, was occupied by Auto Tune-Up Center, an automotive service garage, from the late 1960s to the early 1970s; Weld-Fab Company, a steel fabricator from 1976 to 1977; Michigan Industrial Paint, an industrial paint distributor, from 1979 to 1980; Sears Cleaning Service, a carpet cleaner, from 1982 to 1983; Aardvark Electric from 1985 to 1986; Preferred Plumbing and Sewer from 1988 to 1992; B&D Contractors, a masonry contractor, from 1997 to 1998; Sin Systems, a ball bearing manufacturer, from 2000 to 2004; Commercial Cleaning Solutions, a residential cleaning company, from 2007 to 2009; and various consulting and contractor companies from 2008 to 2013. The property has been vacant since at least 2013.
