An Operation and Maintenance Plan (O&M Plan) has been developed and will require visual inspections of the existing surface cover (i.e. concrete building foundation) in the area of the highest detected soil concentrations on an annual basis. Damaged and/or deteriorated surface cover will be repaired and/or replaced with an equivalent surface cover within 14 days of discovery. Additionally, Traffic Management, Inc. will either remove the identified orphan UST or properly close the UST in-place within 45-days of purchase in accordance with applicable regulations. In addition, one additional soil gas sampling event in July 2015 will be conducted to assess for potential vapor intrusion to have impacted indoor air within the southern building as a result of season fluctuation.

Additional Property Attributes

Traffic Management intends to invest in site improvements and building improvements for use of their business.

Former Use: Standard and other historical sources documented that the original development of the subject property occurred in 1953 with the construction of the initial portion of the current southern building. Prior to 1953, the subject property was vacant land. The northern building (maintenance garage) was constructed in 1956, and an addition to the southern building was constructed in 1979. Historical records document the subject property was occupied by Wolverine Tractor, a heavy equipment sales and service company from 1953 until late 2010. The northern portion of the subject property was used for storage of heavy equipment from at least 1980 until approximately 2010. The property has not been occupied since late 2010.
