Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) located at the Gladden Homes development site at 803 Gardner in Dodge City, Kansas. The Phase I is being conducted for the Dodge City/ Ford County Development Corporation, who intends to assist the property owner in the development of eight residential homes. The Rural Housing Incentive District (RHID) Program will be used as part of the redevelopment. The project area encompasses eight different parcels over approximately four acres of vacant land. For the purposes of the Phase I, all eight properties were included and evaluated in the Phase I report. Each property has been assigned a unique KDHE project code (C1-029-73227 and C1-029-73231 through C1-029-73237) for tracking purposes. Based on the Phase I Report, �Recognized Environmental Conditions� (RECs) were identified in connection with the BTA properties as the potential for hazardous substances and/ or petroleum products due to the soil staining identified in the 1999 assessment and the evident land scarring during the 2015 BTA. A Phase II was recommended to assess if soil and/ or groundwater has been impacted at the site.

Former Use: The site was historically used for heavy equipment staging, storage, and a possible maintenance yard by Gladden Excavating. The property was undeveloped until about 1930, when it was converted to residential and agricultural land, and stayed this way until, in 1956, Gladden Excavating, through Kenneth L. Gladden Trust and Agnes P. Gladden Trust, bought the property and used it as an industrial site.
