Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) at the vacant property located approximately 0.5 miles from the intersection of 35th Street and Douglas Road in Chanute, Kansas. The property encompasses 17 acres and has always been vacant farmland. The BTA was conducted for the City of Chanute through the KDHE Coalition Assessment Grant # BF 97741501 � petroleum funding. The City is the current owner and intends to sell to a prospective purchaser for redevelopment as a natural gas facility. Based on the Phase I report, �Recognized Environmental Conditions� (RECs) were identified as potential hazardous substances and/ or petroleum products due to potential off-site impacts from the Western Petrochemical Neosho #2 site (C3-067-00028) located approximately 0.2 miles south of the BTA site. Western Petrochemical is the historic location of a wax refinery that operated throughout the mid-1900s and has contamination related to burial of acid sludge including metals and SVOCs; due to the contamination, the site is currently enrolled in the State Cooperative Program and has an Institutional Control (IC) in place. Since the Western Petrochemical site is being addressed through the appropriate state program, no additional investigation is recommended at this time and the BTA property is cleared for redevelopment; notwithstanding, leachate and cap damage have been documented during IC inspections at Western Petrochemical, and best management practices should be carried out during construction at the BTA site.

Former Use: The property is 17 acres of vacant farmland. Based on historical references, the property has never been developed. Property has been owned by the City of Chanute since 1986. Prior to this, the property was owned by various private individuals.
