Proposed redevelopment is for a 45? tall, 3 story Class A self storage facility with mixed use retail/office along ground level. The site is zoned U-MX-3, which allows self storage and requires ground level commercial space along E 45th Avenue and Washington Street to activate property along street frontage. Former Use: The site has been developed since at least the early 1900?s as a mix of commercial and residential properties. In the 1950?s, the buildings are no longer present likely due to the construction of I-70. The site currently has three buildings which will be demolished for redevelopment. To the immediate west of the site and upgradient with respect to groundwater flow are a historical dry cleaner and gas station. The property is also located to the south of the former ASARCO Globeville smelter and to the west of the former Omaha-Grant smelter. The southern portion of the property was a historical gas station, which operated from 1965-1971, but received an NFA from OPS in 2000. The environmental investigation will not further investigate the closed on-site gas station USTs.
