Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) at 801 Enterprise in Ottawa, Kansas. The BTA was conducted for the City of Ottawa, who currently owns the property and intends to assist a potential purchaser in redeveloping the property for commercial or industrial use. Based on the Phase I report, "Recognized Environmental Conditions" (RECs) were identified as potential hazardous substances and/ or petroleum products due to the historical use of the northern portion of the property as a salvage yard from the 1960s to the 1980s. A Phase II was completed in April 2016 to assess the aforementioned REC. The Phase II consisted of three soil borings. One surface soil sample was collected from each boring from a depth of 0 to 2 feet (ft) below ground surface (bgs). A subsurface soil sample was collected from B-1 (4 to 6 ft bgs), B-2 (8 to 10 ft bgs), and B-3 (5 to 7 ft bgs). Additionally, borings B-1 and B-3 were converted to temporary sampling ports for groundwater sample collection. A total of seven soil and three groundwater samples, including QA/QC samples, were collected from the site and analyzed for Volatile Organic Compounds (VOCs), Total Petroleum Hydrocarbons (TPH) - Low Range Hydrocarbons (LRH), TPH - Mid Range Hydrocarbons (MRH), and TPH - High Range Hydrocarbons (HRH). Based on the data collected during the Phase II, acetone was detected in soil samples B-1 (0 to 2 ft bgs), B-2 (0 to 2 ft bgs), and B-3 (0 to 2 ft bgs). Methyl ethyl ketone (MEK) was also detected in soil sample B-1 (0 to 2 ft bgs). These detections of acetone and MEK did not exceed their respective KDHE Risk-Based Standards for Kansas (RSK) levels. No contaminants of concern were detected above laboratory reporting limits in any of the remaining soil samples or collected groundwater samples. No further investigation is recommended through the Brownfields Program and the property is cleared for redevelopment.

Former Use: The property consists of a 4.8 acre parcel located at the intersection of Enterprise and Cherry Street, in Ottawa, Kansas. The site is generally located in an urban setting, primarily light industrial and residential development. Past/current ownership is the City of Ottawa. Historically was primarily undeveloped, with the exception of a possible residents and storage structure/shed in the 1950's. During the 1990's and and present the site appears to have been occupied by a small structure, similar to existing storage building.
