Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the above mentioned property in Wichita, Kansas. Based on the Phase I report, �Recognized Environmental Conditions� (RECs) were identified as potential hazardous substances and/ or petroleum products due to the historical use of the property for auto maintenance, visible staining during the site reconnaissance near a 300 gallon and 250 gallon Aboveground Storage Tank (AST), apparent oil staining near an AST identified in the historical aerial photographs, and former underground piping related to two ASTs. Based on these identified RECs, a Phase II investigation is recommended. The Kansas Department of Health and Environment (KDHE) completed a Phase II Brownfields Targeted Assessment (BTA) based on the Phase I BTA, dated October 30, 2015, where "Recognized Environmental Conditions" (RECs) were identified. The Phase II consisted of four soil borings and two groundwater probes. In all, a total of nine soil samples and three groundwater samples were collected from the borings and submitted for laboratory analysis of Volatile Organic Compounds (VOCs), Total Petroleum Hydrocarbons Low Range Hydrocarbons (TPH-LRH), Total Petroleum Hydrocarbons Mid-Range Hydrocarbons (TPH-MRH), and Total Petroleum Hydrocarbons High-Range Hydrocarbons (TPH-HRH). Based on the analytical results, it appears that soil and groundwater have been impacted by TPH-MRH at concentrations exceeding the KDHE Risk based Standard for Kansas (RSK) levels. Soil sample B-4 (3-4') detected TPH-MRH at a concentration of 60.5 milligrams per kilogram (mg/kg), exceeding the residential soil to groundwater KDHE RSK of 50 mg/kg; however, this detection is below the KDHE RSK nonresidential level of 150 mg/kg. Groundwater samples GW-1 and GW-1 duplicate detected TPH-MRH at concentrations of 2000 micrograms per liter (�g/L) and 510 �g/L, respectively, both exceeding the nonresidential KDHE RSK of 400 �g/L. It appears that soil and groundwater have been impacted by TPH-MRH at concentrations exceeding the KDHE RSKs for both the soil-to-groundwater and groundwater pathways. It is likely that these petroleum impacts are due to the historical use of the property as well as the presence of ASTs. The site has been referred to the KDHE Storage Tanks Program for further investigation.

Former Use: The site is approximately 2.4 acres of land located at 5707 w. 23rd Street in Wichita, KS. The site is approximately 2.43 acres. According to review of historical information, the site was undeveloped and vacant land from the late 1800's, until the site was developed in the early to mid-1980's. The current site owner is Phil Smith, previous owners include various private individuals.
