Additional Property Attributes

Portions of the subject property have been developed and utilized for auto dealership/vehicle service purposes beginning as far back as the mid-1920s to the present. Other historic uses of the subject site include a truck terminal depot on the eastern portion of the subject property from the 1960s to the 1970s and two residences and a restaurant formerly present on the western portion of the site. During the approximate 90-year period of time which auto dealership/vehicle repair services have been conducted at the subject property the following features have been present at the site: � The former presence of a 500-gallon gasoline UST located adjacent to the northeast corner of the 911 W. Chicago sales building � The former presence of underground hoist reservoirs located in the 911 W. Chicago service building � The presence of trench drains and an oil-water separator located in the 911 W. Chicago service building � The former presence of one 500-gallon used oil UST located adjacent to the northeast corner of the 911 W. Chicago service building � The former presence of two 15,000-gallon diesel underground storage tanks (USTs) located on the 909 W. Chicago parcel � The former use of an oil change pit in the northern portion of the sales building located in the southwest portion of the site Based on the historic use of the subject property in conjunction with the features listed above there was a potential for automotive fluids to be released and/or spilled into the subsurface. Envirologic conducted a Phase II ESA at the subject site to assess the condition of the property in association with the RECs described above on March 24, 2016. Laboratory analytical results do not indicate any releases or significant spills have occurred at the property resulting in the presence of contaminants of concern above generic residential cleanup criteria. No further assessment is warranted at this time. However, Envirologic recommends the following: � Evidence of a remaining 10,000-gallon UST was discovered by the geophysical survey conducted at the subject property on March 17, 2016. The presumed UST is located on the southeast portion of the subject property near the current used car sales building located at the 909 W. Chicago Rd. parcel. Although no evidence of impacted soil was detected in soil sampled near the UST at the time of the Phase II subsurface investigation the tank will still need to be removed with proper disposal of any contents. � Five 275-gallon containers labeled �used oil� and nine containers of unknown contents (ranging in size from approximately 20 gallons containers to 55-gallon drums) were observed in the northern portion of the service garage building at the time of the site reconnaissance. If the contents of these containers will no longer be used they should be removed from the subject property and properly disposed.

Former Use: The subject property consists of three parcels of land totaling 4.74 acres. The three parcels that comprise the subject property are identified as 052-090-087-00, 052-090-089-00, and 052-090-090-00. The property is addressed 909, 911 and 913 W. Chicago Rd. and located in the City of Sturgis. The property is currently developed with four structures. Three of the four structures located at the subject property are currently vacant. One single-story car sales building is currently in use on the eastern portion of the property. The remaining portions of the property consist of asphalt-paved parking lots and grass-covered areas.
