Phase I Environmental Site Assessments (ESAs) were conducted at the Site in October and November 2015 by LT Environmental, Inc. (LTE) at 3600, 3610, 3636 Brighton Boulevard, 3600, 3609, 3695 Wynkoop Street, and 3609 Wazee Street. Based on the results of the Phase I ESAs, multiple Recognized Environmental Conditions (RECs) and Historical RECs (HRECs) associated with automotive operations and/or underground storage tanks were identified. Therefore, Phase II ESAs are needed to determine the nature and extent of petroleum or hazardous substance impacts, if any. Neither a Phase I ESA nor Phase II ESA have been completed at 3741 Wynkoop Street. Planned redevelopment includes the assembling 6 land parcels on 4 city blocks that will be combined together to create a master plan with a variety of land uses. The property will be redeveloped into a mixed-use project that will include office space, retail space, and market rate apartments, micro-unit apartments, and affordable housing. The existing one-story industrial buildings will be razed to construct new multi-story buildings, as well as both subgrade and at-grade parking. The redevelopment will include construction of 300,000 SF of office and retail space, 225 units of market rate apartments, 215 units of affordable apartments, a farmer's market, and potentially, a 121 room hotel. 92 of the planned apartments will be micro-apartments. Former Use: This project includes multiple properties with various owners encompassing four city blocks. Predominantly, the properties have been used for industrial uses since development in the area began starting in the 1900's. One property is listed as a residential property. Update 3/14/2025: The office building, Rev360, has never been occupied and in December 2024 was sold to Blackstone Mortgage Trust.
