Additional Property Attributes

At the time of the site visit, the Property consisted of approximately 1.62 acres of land developed with an asphalt paved basketball court. The remainder of the Property was developed with a grass field. Yeoman Park was situated to the north of the Property. Commercial buildings were situated to the south and southwest. Industrial buildings were located in the adjacent property to the east. Residential buildings were located to the west. This assessment has revealed no evidence of recognized environmental conditions (RECs) in connection with the Property except for the following: ? The review of historical documentation identified several past uses of the Property including its past use as a railyard, storage of oil tanks by Standard Oil Co. and coal storage on the premises. The past uses of the Property represent a REC. ? Several proximate sites of concern were identified through historical documentation review. Coal was stored to the southwest of the Property from 1912 through 1929. An auto shop was noted to the west of the Property in 1919. A Machine and Tin Shop was noted to the east of the Property from 1929 through 1946. A filling station was noted to the south of the Property in 1946, and from 1961 through 1970. A dry cleaner was noted to the south from 1995 through 1999. A furnace and fireplace manufacturer was noted to the east of the Property from 1961 through 2008. North Central Co-op currently occupies the property bordering the southwest of the Property. Several above ground storage tanks are present on North Central Co-op?s premises. The past uses of these nearby properties represents a REC. ? Regulatory review identified two proximate sites of concern to the Property. The proximity of Lemar?s Cleaning Pressing & Tailoring (adjacent south) represent a REC. The proximity and historical use of the eastern adjoining Property, Onward Manufacturing, coupled with the direction of groundwater flow represent a REC. ? SME noted evidence of stained soils near the Property boundary with North Central Co-op. This stained soil represents a REC.
