Additional Property Attributes

The Subject Property was then documented as being used for automobile sales and parking and an ice station in 1936. The current structure was reportedly built circa 1938 and has been used as a grocery store since its construction. Local Initiatives Support Corporation (LISC) is making an $800,000 investment to cover property acquisition of the 33,775 sq. ft. property, improvements to the exterior and interior of the buiding, upgrades for equipment, and site improvements.

Former Use: The adjacent properties were once used as filling stations and are considered RECs for this report. An asbestos survey was preformed and found the following: Approximately 160 square feet of vinyl floor tile, [homogeneous group 10 (2%Chrysotile)] located within Room 4 was observed to be in relatively good condition; Approximately 9,840 square feet of vinyl floor tile, [homogeneous group 2, 3, and 6(2% Chrysotile)] located within Room 2 was observed to be in fair condition. There are three s of floor tile underlain by concrete. Based on the fair condition of the vinylfloor tile, and likelihood the vinyl floor tile will become friable during removal, Approximately 12,000 square feet of roofing tar (3 to 5 percent Chrysotile) located on the roof and is considered a Category I Non-Friable ACM in accordance with NESHAP regulations. A fire door was observed in fair condition, in the doorway to Room 8. CEC observedseveral penetrations in the door near the lock. As observed via the penetrations, a white substance filled the cavity of the fire door. Consultant assumes the fire door is asbestos containing and that the presumed asbestos filler in the door is friable; therefore, the door is presumed to represent RACM in accordance with NESHAP regulations.
