Additional Property Attributes

LBST conducted a transaction screen on the property and EPA conducted a TBA Phase II on the property. The Lower Brule tribe is considering demolishing the abandoned buildings so the property can be redeveloped for additional housing. There are two house structures on site that have had occupants from 1957 until 2009 when the site was vacated. In 2010 a water pipe broke in the house and flooded the basement resulting in black mold colonization. The Phase II identified ACM in the both houses and LBP in both houses and outbuilding 1. Lead in soil was found outside of outbuilding 1. Mercury containing equipment was identified in house 1 and mold was found in the basements of both houses. Elevated levels of metals above EPA RSLs were identified in the soil, however, these levels are not above established USGS background levels for the area.

Former Use: The property is located across Hwy 1806 from the west bank of the Missouri River. Currently, the property includes two abandoned residences, a garage, and two outbuildings/sheds, on Tribal Land. The homes are believed to have been relocated to the property in 1957. The property was purchased by the Tribe in 1976/1977 and was occupied by families until 2009. The property has been abandoned since 2009.
