Additional Property Attributes

Prior to 2017, the property was known as 32, 36, and 44 E. Stephenson Avenue which has now been combined into a single parcel. The redevelopment consists of the demolition of two blighted building and the construction of multi-family dwelling, consisting 4-6 single family �aging in place� units. The site is located at 44 E. Stephenson Avenue, Gwinn, Michigan and is currently owned by Scott and Virginia Nyquist. The private investment is expected to be between $1,200,000 to $1,600,000. Since the property has been vacant for the past ten years, zero FTE jobs will be retained. One new FTE job will be created as a result of the proposed project.The blighted conditions require demolition to achieve a rebuildable baseline which has impacted the property and represents an additional cost to the development. Phase II ESA activities resulted in the identification of select PNAs and metals in soil but at concentrations below the most restrictive Residential cleanup criteria. Select asbestos containing materials (ACMs) were identified in the building that required abatement prior to demolition.

Former Use: The subject property was developed with two stores as early as 1930. The west building remained a store while the east building became a boarding house by the name of Barrett�s House until the 1990s when the northeast portion of the property was used for an auto repair, storage, and scrap yard. The west building was most recently a party or convenience store by the name of Porky�s. The subject property has been vacant for about ten years.
