Additional Property Attributes

At the time of the reconnaissance, the Property consisted of three parcels totaling approximately 0.77 acres of land developed with an approximately 8,600 square foot commercial building. The remainder of the Property was developed with paved parking and a trolley stop for the city bus. The Property was located in a commercial district of downtown Kokomo. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The historic presence of automotive repair/painting/body shop, gasoline station, and manufacturing operations on the Property is a REC. � The potential for environmental impact from unreported and/or undetected releases and subsequent migration of hazardous substances and/or petroleum products onto the Property from current and/or historical uses of properties to the north, northeast, east, south, west, and northwest of the Property. These include laundry/dry cleaning, automotive repair, automotive body shop operations, auto cleaning/detailing, printing, sheet metal works, retail paint sales, furniture stripping, natural gas and oil operations, and repair shops is a REC.

Former Use: The Property was developed with residences prior to 1892 when the use became a feed yard. By 1916, the northern portion of the Property was developed with commercial uses such as a telephone company and a junk business. The buildings associated with the feed yard/livery on the southern portion of the Property had been razed. An underground gasoline storage tank was associated with the telephone company. From 1927 to 1982, the identified uses included a restaurant and then used auto sales in the northwest portion; a gasoline station followed by used car sales in the northeast portion; auto repair, an auto body shop, and a commercial store in the central portion; and auto paint and body shop, a manufacturing company, an electric company, warehousing, and auto sales in the southwest portion. An auto body shop was identified in 1987; the next identified use was in 1992, when the Property was listed with commercial uses related to Kokomo city offices or Indiana Department of Revenue offices. By 2013, a city bus listing was included with the office use. At the time of reconnaissance, the Indiana Department of Revenue office, city office, and transit offices with a bus stop continued to occupy the Property.
