Additional Property Attributes

Former industrial building will be redeveloped for commercial use in a manner that will not disturb contamination currently present on site. A Phase II ESA was for the facility dated June 15, 2018 for Industrial Surplus, LLC. The Phase II ESA included a GPR survey which identified three USTs on the west end of the subject property. Six soil borings were advanced to assess the building. The presence of VOCs, PNAs, and metals in soils at the site at concentrations above GRCC, the parcel meets the definition of a "facility", as defined by Part 201. A Baseline Environmental Assessment (BEA) dated June 15, 2018 was prepared because contaminants were detected at concentrations exceeding MDEQ residential criteria in soil at the property making the property a "facility" and providing liability from preexisting contamination for Industrial Surplus, LLC.

Former Use: The subject property is a former machine shop associated with Michner Plating originally developed at some point in the early 1900s. The subject property was then redeveloped into a sawmill, with chemicals and other materials utilized by Michner Plating abandoned in the southern portion of the building.
