The project includes the redevelopment of a vacant historic commercial building, located at 203 S. Main Street, into a mixed-use space consisting of commercial on the first floor and apartments on the second and third floors. The property located at 112 E. Pearl street is currently vacant land and is being redeveloped into indoor parking for the apartment units.The subject property consists of two �blighted� parcels. The first parcel, known as the historic Anderson Building, located at 203 S. Main Street, has been a part of the community since its construction in the late 1800s. The process of receiving an official historic designation for the building is underway with the state historic preservation office (SHPO). The three-story currently vacant historical building has several safety concerns, out of date utilities, and is a prime candidate for vandalism. The second parcel, located at 112 E. Pearl Street is adjacent and contiguous to the 203 S. Main Street parcel, separated by an alleyway, and is the location of the former Hickey�s Bar. It is believed that buried building debris remains on site and represents an additional challenge and cost to the development. In addition to the Phase I ESA, EPA grant funds were utilized to complete an asbestos and paint survey of the building to support renovation activities. The survey resulted in the identification of asbestos containing material as well as paint containing lead and cadmium. The survey results supported generation of a scope of work and budget to safely redevelop the site. EPA grant funds were also utilized to prepare a Brownfield Plan & At 381 Work Plan to allow for the capture of tax increment to reimburse Marquette County and the developer for eligible activities.

Former Use: The subject property was originally built in 1888 for commercial purposes. The occupants that have operated out of this building throughout time include a jeweler, a piano store, a dentist, a candy shop and a ballroom on the third floor.
