Additional Property Attributes

Property was acquired on 10/17/17 for $475,000 by Rayfield Development LLC. who plans to move its business into this new location investing $60,000 for building upgrades and $70,000 for new equipment.

Former Use: The site is approximately 1.56 acres in area and consists of one parcel. The site was undeveloped in at least 1900, developed with one storefront and a fish shanty in at least 1905 and was developed with the northern portion of the main building since the early 1920s. An addition was added to the southern portion of the main site building in at least 1960. The site is currently developed with one approximately 53,224 square-foot former manufacturing plant building in the western portion and one approximately 4,400 square-foot storage building in the eastern portion. The site was used as an industrial facility since the early 1900s and the former painting, plating, machining, and use of solvents may have impacted the site. The historic industrial use of the site including the use and storage of various chemicals for lubricating and production purposes for at least 94 years is considered to be a REC in connection with the site. One possible 500 to 1,000 gallon fuel oil UST might be located near the northeast corner of the main building. No documentation of removal or closure of the UST was identified. The former presence of an UST with no sampling data is considered to represent a REC in connection with the site. A total of 62 suspect ACM were identified in the accessible areas of the site building, from which 114 samples were collected and 171 sample s were analyzed. The NESHAP asbestos regulations require the removal of all RACM from a facility being demolished or renovated prior to beginning any activity that may damage or disturb the material.
