The Phase II ESA identified the following: ? Range 1 Soil: A total of five (5) RCRA metals were detected in Range 1 soil; however, detected RCRA metals were below applicable SWSs. ? Range 2 Soil: No Range 2 soil samples were collected as part of this assessment as all field observations did not identify impact for contaminants of concern. ? Groundwater: Groundwater was not encountered and not sampled as part of this assessment. ? Vapor Intrusion: The observed eters and concentrations do not pose a vapor intrusion risk to the subject property. ? Cumulative Risk Evaluation: These calculations were not completed as part of this assessment since all detected eters were reported below applicable SWSs. The results of the assessment did not identify elevated contaminant concentrations on the subject property and did not warrant additional assessment.

Former Use: The property has contained a school since its original development. Available historical records date back to 1885.

Lead-based paint inspection identified within ninety-two (92) of the eight hundred eighty-eight (888) samples taken from the property. Components identified to have LBP and associated hazards include interior window components, interior/exterior door components, ceilings, walls, a support beam, stair risers, a radiator, a skylight frame, an interior wall frame, soffit, fascia, and a flag pole.

North Arrow Development is converting the school into 42 Low-Income Housing Tax Credit (LIHTC), providing much-needed affordable living options for residents aged 55 and older. The project is estimated at $12.5 million.
