Additional Property Attributes

The subject property consists of a 0.16 acre parcel that is developed with an 1,873 square foot building constructed around 1940. A prospective purchaser wishes to acquire the property, demolish the existing structure, and construct a new coffee shop and bakery. The new structure will be approximately 4,635 square feet, depending upon final site plans. However, the developer was concerned with the potential environmental costs that may be associated with the redevelopment of the site. In the interest of reducing blight and addressing the perceived and anticipated costs associated with the underground storage tanks (USTs), contamination, and demolition, the Marquette County Land Bank Authority (MCLBA) purchased the property on February 26, 2018, and negotiated a purchase agreement with the developer. There are currently three underground storage tanks associated with the subject property, one at the south end of the parcel, near the southeast corner of the building; and the other two at the north end of the parcel. In-ground hydraulic lifts are also present. Phase II ESA activities indicated elevated concentrations of lead, above drinking water criteria. VOCs were not detected in groundwater. Detection's of ethylbenzene, toluene,1,2,4-trimethylbenzene, and xylenes occured in one soil sample collected near the former pump island location west of the building. Only xylenes exceeded GSIP cleanup criteria. These three tanks were registered and a release was reported.

Former Use: The subject property was initially developed as a gasoline dispensing operation in the early 1940s, which also performed automotive services. In the early 1970s, the subject property began operating as a service station only. This continued until 2011, beyond which there have been no listings identified for the subject property.
