Additional Property Attributes

A Phase I was completed on 4 properties. These four properties along with two other parcels are collectively part of Dyersville Downtown located on Twin Steeples Landing. The 4 properties are entered separately in ACRES and the cost of the Phase I was divided among the properties. A property adjacent to the subject had two LUSTs on it which were removed in 1994 however a groundwater plume was identified in the Twin Steeples Landing area. The City has a Well Ordinance in place prohibiting installation of drinking and non-drinking water wells within the area. Additionally in 2019, to minimize any environmental or health impact the City capped the location of the two prior LUSTs with a public parking lot. A separate ACM & LBP inspection was completed on the subject property. The ACM and LBP inspection detected asbestos and lead in samples tested and recommended abatement of all ACM containing components located on the property prior to any renovation on the property and utilization of lead-safe work practices during renovation activities. Building was abated and redeveloped in 2019 as a brew pub.

Former Use: The property was privately owned located in a primarily commercial area of Dyersville, Iowa. The building consist of approximately 4,386 square foot, situated on approximately 0.18 acres of land. The original structure located on the property was constructed circa 1903 with an addition construct circa 1950. The addition was removed as part of the asbestos abatement completed in 2018. Property was deemed ready for redevelopment. Redevelopment of the building was completed in 2019 and includes a new brew pub.
