"Inquiry results from the local agencies revealed the following: 1999 removal of a 12,000-gallon diesel UST installed in 1978, in-place closure of a 2,000-gallon diesel UST installed in 1978, and an existing 8,000-gallon diesel UST installed in 1999 and currently containing a minimal amount of fuel according to the fire department. The former 12,000-gallon diesel UST and the closed-in-place 2,000-gallon diesel UST were administratively closed by the MDNR. It appears that a groundwater use analysis was not conducted for the site; therefore, a ""no further action"" letter could not be issued by the MDNR for the removal and in-place closure of the onsite USTs. Based on regulatory status, the former 12,000-gallon diesel UST and the closed in-place 2,000-gallon diesel UST do not represent a recognized environmental condition(REC) to the site. The staining of the floor of the 1979 elevator pits respresents a REC to the site due to the extent of staining, age of the elevators, and use of the below-grade pistons. Phase II was recommended"

Former Use: Former hospital containing 53, 000 square feet used from 1978-2007. A 2007 Environmental Survey indicated asbestos containing materials were present and needed to be addressed prior to redevelopment. Perceived contamination makes reuse/redevelopment of the property difficult because of the unknown or unquantifiable remediation costs.
