The Phase II ESA determined the following: � Range 1 Soil: Ten (10) PAHs and five (5) RCRA metals detected in Range 1 soil and all detected concentrations below applicable statewide standards (SWSs) with the exception of arsenic at SB1. The arsenic concentration observed at SB1 was above the SWS and below the previous background threshold for arsenic. � Range 2 Soil: Fourteen (14) PAHs and five (5) RCRA metals detected in Range 2 soil and all detected concentrations below applicable SWSs with the exception of dibenz(a,h)anthracene and arsenic. The observed arsenic concentrations observed above the SWS and below the previous background threshold. � Groundwater: One (1) TEH and one (1) RCRA metal detected in groundwater and all detected concentrations below applicable SWSs. Additionally, two (2) PAHs and five (5) VOCs not detected; however, both the laboratory reporting limits and MDLs are above the corresponding SWS. � Vapor Intrusion: Five (5) compounds whose laboratory reporting limits and MDLs are above the corresponding SWSs in groundwater are sufficiently volatile and sufficiently toxic to present a vapor intrusion risk. 1,2-Dibromo-3-chloropropane is sufficiently volatile and toxic, but it is not included in the Johnson and Ettinger Vapor Model and as such it cannot be included in this calculation. Groundwater results for the remaining four (4) compounds were evaluated using the Johnson and Ettinger Vapor Intrusion Model for Forward Calculation of Indoor Air Concentration and the IDNR Cumulative Risk Calculator. The calculated results for this media indicate that vapor intrusion alone does not pose a risk on this site. Cumulative risk is discussed below. � Cumulative Risk Evaluation:The results of this study identify acceptable cancer and non-cancer risks for all site users. This report should be provided to IDNR for review and guidance due to the elevated concentrations observed in soil. IDNR issued a letter on 03/20/20 that stated the contaminant levels do not constitute a hazardous condition and no further investigation is required.

Former Use: Available historical documents list the subject property as an oil distribution company in 1952, 1958, 1963, 1968, 1973, 1978, 1983, and 1988. Historical aerial photographs dated 1952, 1957, 1964, 1970, 1979, and 1983 depict two large ASTs located in the southwest corner of the subject property. Historical aerial photographs dated 1938, 1941, 1952, 1957, 1964, 1970, 1979, and 1983 also show depict numerous ASTs (approximately 12) located in the northwest portion of the subject property. The subject property has been vacant since at least 1994.
