Additional Property Attributes

The Union Corporate Center is owned by the Union Development Corporation, a non-profit corporation dedicated to marketing the City of Union to potential industrial clients. The Union Corporate Center is a 156 acre site that includes multiple lots. An October 1997 Phase I Environmental Site Assessment (ESA) found that the property has been used for agricultural purposes since 1963; prior to that date the use is unknown. During the 1997 investigation, several areas of chemical and/or oil storage were noted on the property, as well as several piles of general debris, tires, and old fuel tanks. Two water wells, one lagoon and one septic system were also discovered during the site investigation. The previous Phase I ESA described Asbestos Containing Material and Lead-Based Paint as potential concerns given the age of the buildings found on site. Although these are non-scope items, follow-up should be conducted to confirm or deny their continued presence on the property. According to Mr. Joseph Graves (applicant) many of the previous Recognized Environmental Conditions no longer exist, and he does not anticipate that cleanup will be needed. No RECS were identified in the 2010 Phase I ESA. A Phase I ESA of Lot 9-1 was conducted in 2011. No RECs were identified. Phase I ESAs of Lot 13-2 were conducted in 2018 and 2023. No RECs were identified.
