Additional Property Attributes

The target property is located in a mixed-use residential and commercial area of Billings, Montana and is located on the corner of U.S. Interstate 90 (1st Ave N) and N 29th Street. The parcel is approximately 10,500 square feet (0.241 acres), and the target property is relatively flat. One permanent building is located at the site. The site is surrounded by commercial land use, N 29th Street, and 1st Ave N. The target property is relatively flat. One permanent building is located at the site. The building includes a basement, main floor, second floor, and an additional split-level. The building is 9,150 square feet and is used as an antiques store on the main floor, and Yellowstone Dance Studio is located in the basement. The Property, located within a tax increment financing district (TIFD), is a part of a $1.8M downtown development strategy (One Big Sky District) that will transform Billings� downtown business district and education/medical corridor. The Property Owner, along with other public/private partnerships, have focused this area for construction of a convention center as an anchor to draw visitors and promote further development.

Former Use: In 1896 and 1903, the target property was fully developed as The Cottage Inn, with rooms, a parlor, dining room, and laundry facilities. Since 1923, the building has been utilized for a variety of retail stores.
