Former Use: The Site, identified as 135 Burnett Drive Site located at 135 Burnett Drive, Durango, La Plata County, Colorado, is located in a commercial setting surrounded by commercial, warehouse and open space (Figures 1 and 2). According to La Plata county tax records, the Site has been assigned Parcel Number 5665-301-01-02 and is owned by Tech Center Ventures, LLC. The Site is comprised of 1 parcel containing approximately 0.02 acres. A legal description is as follows: DGO TECH CENTER ADD Block: 0 Lot: 21 DGO TECH CTR ADD & PLANNED DEV 135 BURNETT DR DURANGO 81301, NE � of the NW � of T35N, R9W of the New Mexico Principal Meridian in La Plata County, Colorado. The approximate coordinates of the Site are as follows: 37.273082 degrees North Latitude, 107.891326 degrees West Longitude. The Site is currently developed with an approximate 8,955 square foot commercial building. Surrounding paved parking and landscaped areas are owned by the development administration and not the property owner. All areas of the site are open access from Burnett Drive. The historical research presented in this assessment has established the use of the Site since 1909. Review of aerial photographs and topographic maps, building permit reports, city directories, and environmental lien reports indicated that the site was vacant land prior to 2005 when the site was developed with the current building. Surrounding properties have been of similar development with vacant land up until 1994 when the area began to be slowly developed for mixed commercial and light industrial (warehouse) use.
